Utah’s Perpetual Housing Fund exists to remove the red tape, down payment, and income barriers that keep an increasing number of Utahns from the financial benefits of owning their own homes. There are no fees, no multi-year commitments, no market risks, and no unseen liabilities—simply be a good neighbor and allow PHF to help you work toward long-term stability and financial security.

How It Works

Our properties invest in you.

When you sign a lease with us, you’re not just getting a new place to live—you’re gaining an interest in the company that owns your building. What does that mean? Well, PHF is a nonprofit with a mission to not only provide housing, but do so in a way that passes on the economic benefits of that housing too. As such, it shares 75% of the ownership in its projects with dedicated tenant organizations made for each building. As a resident, you automatically gain an interest in the building’s tenant group, including your cut of the annual cashflow, building equity, and any refinance or sale proceeds in the future. It’s a little like stock shares and a little like being part of a co-op, but without all the red tape. Just pay your rent, be a good neighbor, and you’re in.

There’s no obligation.

Beyond your monthly rent, you’ll have no additional requirements, duties, or fees. There is no added cost to living in a PHF property, no down payment required, no board meetings to attend, and no paperwork or contracts beyond your lease agreement. Think of PHF as a stepping stone between owning and renting—leasing with us means you’ll have more flexibility, reasonable lease terms, and the peace of mind that comes with protection from market volatility. There is no financial risk on your part: you’ll receive dividends simply for living in one of our buildings. It’s all the flexibility of renting with the financial benefits usually reserved for ownership.
